Minutes of Meeting

February 8, 2006

Welcome - Meeting was called to order by Kent Kiernan, HOA President at 7:00 p.m.

Introduction of Cathy Manney, HOA Bookkeeper. Cathy and the Treasurer, Ed Bennett, suggested that we clean up the books by issuing checks to homeowners that have overpaid by $5.00 or more, write off balances owed under $1.00, and carry credits under $5.00 into the next year. A motion was made and carried.

Discussion of taxes to be paid from pipeline settlement and audit of HOA books: After much research, the Treasurer has found a CPA who will do our taxes for 2005 and also an audit. The motion was made and carried that we use this CPA after Ed has checked his credentials.

Playground structure update: Anina has the sales rep drawing up a proposal for a structure and sale items. She will meet with him Friday, February 10 so he can look at the area and discuss site preparation and installation costs. We are hoping to install the structure March 20 or 27. It was voted on that we will keep the budget $40,000.00 or less. The goal will be to have several homeowners get involved with the installation so we can keep the costs down.

Proposed introduction letters to current and future homeowners: The Secretary has drafted a 2006 HOA Board introduction letter that will be sent out to all homeowners in February.

New Business: Doc O’Conner suggested we do a plaque for John Tomlinson thanking him for 5 years of service. Doc will take responsibility for getting it done. Motion was made and carried.
